Lewicki explained that the cost of the required outdoor grease trap, estimated at $35,000, plus additional costs for a dedicated sewer main, significantly exceeded their budget and jeopardized the project's viability. He requested an exception to allow an indoor grease trap with enhanced maintenance, citing a similar setup in their Ocala location. The commission discussed the city's ordinance, which currently prohibits indoor grease traps for establishments that cook. They deliberated on potential ordinance amendments to accommodate businesses like Jersey Mike's, proposing a solution involving an automatic cleaning system for the indoor grease trap with more frequent cleanouts (60 days) and strict adherence to waste disposal protocols. Fred Vass agreed to draft a revised ordinance, with the process expected to take approximately eight weeks, involving two readings and public advertisement. Additionally, Lewicki expressed concern about the cost of a separate sewer connection, estimated at $50,000, and inquired about payment plan options, which are not currently available for sewer connections. The commission also discussed the city's conceptual site plan committee meetings as a resource for prospective businesses to understand requirements before committing to a location. The conversation also touched upon the high impact fees for restaurants based on seating capacity, which had previously led Lewicki to reduce the number of seats to lower fees.
