Kroger Redevelopment Proposal at Former Walmart Site Includes Drive-Through, Fuel Center, and Greenway Trail Easement
The Dunwoody City Council reviewed a proposal for the redevelopment of the former Walmart parcel at 4725 Ashford-Dunwoody Road. The plan includes subdividing the existing 116,000 square foot building into two units, one for a Kroger grocery store (approximately 60,000 square feet) and another for a second tenant. Modifications include updating the front facade, adding a pharmacy drive-through, and constructing a fuel center with a kiosk and gas canopy. Site improvements involve new landscape islands, tree replacement, enhanced pedestrian connections from Meadow Lane, and closure of an internal drive. The proposal also includes dedicating an easement for a portion of the North Nancy Creek Greenway trail. Concurrent variances were requested for design requirements, pedestrian circulation, and streetscape. The Planning Commission recommended approval with several conditions, including modifications to the drive-through design and security camera plan. The applicant agreed to most conditions, with ongoing discussions regarding a temporary construction easement. The proposal also includes a master sign plan, with staff recommending denial of an additional monument sign (Sign M) due to potential sign clutter and visual consistency concerns, while supporting other proposed signage. The delivery hours were a point of discussion, with residents expressing concerns about noise, and a compromise of 7 a.m. to 10 p.m. Monday-Sunday was proposed by the applicant for further consideration.
