Residential Subdivision Proposal Tabled Amidst Traffic and Drainage Concerns
The commission considered petition 26-06, a proposed 45-lot residential subdivision named Sapphir's Garden PUD, located southeast of 10th Street and Lake Park Avenue. The proposal included amending the PUD to incorporate adjacent unimproved parcels for stormwater control and maintaining a 60-foot minimum lot width. Revisions included shifting the roadway connection to Lake Park Avenue and realigning the roadway to avoid wetland impact. Concerns were raised by the public regarding traffic, safety, flooding, and the exclusion of above-ground pools and basketball hoops from covenants. Subdivision Proposal Tabled for Further Review
The Planning Commission considered petition 26-05, a proposed two-lot subdivision by G Investments, previously Family Express, for property located at the corner of 10th Street and Lake Park Avenue. The project involved the vacation of West Creek Drive. The applicant requested to substitute G Investments as the owner in place of Family Express. The commission decided to table the petition to allow further review by the planning and engineering departments.
Tractor Supply Site Plan Approved
The Planning Commission reviewed petition 26-23, a site plan for Tractor Supply Company located at 4471 West US 30, which was previously moved to the end of the agenda. As the petitioner was absent and no public hearing was required for this minor site plan, the commission proceeded with a vote. The site plan was approved.
Church Addition Site Plan Approved
The Planning Commission reviewed petition 26-19, a site plan review for a 7,599 square foot addition to an existing church building located at 7983 Grand Boulevard. The site plan included updates based on city comments regarding drainage, erosion control, and inlet protection. The commission approved the site plan.
Tractor Supply Site Plan Moved to End of Agenda
Petition 26-23, a site plan review for Tractor Supply Company at 4471 West US 30, was moved to the end of the agenda. The petitioner, Sharice Mathis, was not initially present. The commission subsequently approved moving the item.
