Gem Investments LLC is cited for parking vehicles on the front lawn. The violation was found guilty on May 11, 2026, by Magistrate Suarez. Notice to appear was posted on June 2, 2026, and reinspection on June 8, 2026, showed no compliance, with vehicles continuing to be parked on the lawn. The magistrate found the violation exists and ratified the daily fine of $250.
Permit Violation for Kitchen Cabinet Installation at 1305 NE 139th St; Extension Granted for Rectification
The case for OVO J. Mayor at 1305 Northeast 139th Street was heard, involving a violation for building without a permit related to kitchen cabinets installed in 2019. The permit application has been at a standstill since the owner, Odia Mayor, became disabled and a friend, Marlene Salas, took over management without the current owner's knowledge of permit requirements. The current representatives, Brandon Mayor and Mos (Odia's son and mother respectively), took charge in April 2026 and are trying to resolve the issue. The city is not dropping the case but granted a 30-day extension for the new representatives and their contractor to apply for an 'after the fact' permit.
RV Fire Violation at 1541 NE 131st Road Results in $1,500 One-Time Fine
Christine Fern Allison was cited for an RV stored on her property at 1541 Northeast 131st Road, which caught fire and caused damage to the house. The RV was stored without a variance and a resident was living inside. Although the RV has been removed, the city requested a one-time fine for the violation of storing the RV without permission and the potential safety hazards it posed. The magistrate found a health and safety hazard existed, potentially leading to fatalities, and issued a one-time fine of $1,500.
NMBB Partners LLC Cited for Resertification Violation; Faces $350 Daily Fine
NMBB Partners LLC is cited for a Gartner resertification violation from 2022. The case has been ongoing, and despite a notice of violation issued on May 18, 2026, with a 30-day compliance period, the property is still not in compliance as of the hearing. Notice to appear was sent out June 1st. The magistrate found the violation exists, ratified the notice, and ordered owners to resolve the violation within 30 days, with a daily fine of $350 if not resolved by the abatement date.
All Day Everyday, Inc. Faces Delays in Obtaining Certificate of Use and Business Tax Receipt
Case number CZCU 2023 concerning Sadimma Investments and Development LLC for All Day Everyday, Inc. at 13990 West Dixie Highway was heard. The business has not obtained its Certificate of Use (CU) and Business Tax Receipt (BTR) due to ongoing processes with Miami-Dade County, including grease trap updates and building reviews. Although county building review was approved in May, city approvals are pending. The case was granted a 60-day reset. This is related to Item 22, which addresses the same business and property.
