Planning Commission Approves Previous Meeting Minutes
The meeting began with the approval of the minutes from the June 1st, 2026 Planning Commission meeting. The minutes were motioned for approval by Ferkey and seconded by Schiffrel. Following a voice vote, the minutes were approved unanimously with a vote of 4 to 0.
Healthcare Clinic Planned Development Approved, Survey Map Also Greenlit
The commission heard a public hearing and voted on a planned development district amendment (PDD-03) for the construction of a 24,000 square foot healthcare clinic at 231 West Riverview Expressway and 730 Hale Street. The amendment requires changes to the general development plan and precise implementation plan. The proposal includes combining two vacant parcels, a drive-through pharmacy, and a loading berth. Staff recommended approval with several conditions, including obtaining permits, meeting fire protection requirements, and allowing community development staff to approve minor modifications. Two deviations were requested and approved: one for the percentage of on-site parking in front of the principal building (74% proposed vs. 35% maximum) due to a required setback from Riverview Expressway, and another for street frontage landscaping to allow plantings along a private access drive. The commission approved the amendment and conditions. Subsequently, the commission also approved a related certified survey map request to combine the two lots and dedicate right-of-way along West River View Expressway, a necessary step for the clinic's development.

The meeting concluded with the adjournment of the Planning Commission meeting. The adjournment motion was made by Commissioner Davin at 4:16 p.m.
